The project was the first phase of a five-acre site at Bradley Business Park to create the 55,000 sq ft office development for Kirklees PCT new headquarters to occupy. The building is a contemporary office space spread over four floors with the reception area linked by a bridge to a first floor car park, so making best use of a steeply sloping site. New services were brought into the site in addition to the construction of a new substation and a private sewer running through the site (servicing the adjacent school) was moved to accommodate the building but kept ‘live’ throughout the operation minimising disruption to the school. The contract also included the full fit-out of the offices including IT communications, demountable partitions, a café and a full security system (including a number recognition security parking solution).
The ‘H-shaped’ building sits in two acres and has been designed to accommodate modern working practices, including hot-desking, and the latest environmental control systems. The building achieved a BREEAM ‘very good’ rating, water attenuation and air source heat pumps contributed to attaining this. We also worked in partnership with specialist sustainability consultants, Stroma, to significantly reduce the heat loss in the building.
The building was heavily value engineered to maximise the useable internal space in the footprint that we had. The very steep nature of the site created challenges in the design and also the practical use of the building, for example we worked intrinsically with the Trust and the Design team on disabled access to ensure that the entrance into the building was no more than 12 degrees in pitch. To reach a solution on this the main access to the building was located on the first floor and reached by a specially designed bridge.
The number of parking spaces required by the client was significant and required us to accommodate an elevated car parking deck to meet the requirements in the available footprint.
The building was delivered six weeks ahead of schedule and with zero defects.
