William Birch was awarded an initial project to refurbish and extend a grade two listed primary school in Sheffield for the City Council. The refurbishment and extension was the first phase of what was eventually a three-phased scheme on the Lowfields Estate.
During the first phase we worked closely with the City Council and the project team to work towards a GMP for phase two and phase three on the site. The final phase of the scheme has included the construction of a new My Place youth facility.
The new youth facility named the ‘U-Mix Centre’ comprises a performing arts space, gym, dance studio, training rooms, changing facilities, library, ICT and resource area, kitchen and roof terrace. The grounds feature a football pitch (Football Foundation approved), fitness trail and gardening areas.
The new “U-Mix Centre” contains a number of sustainable building elements such as insulating concrete formwork and a green roof.
The project was undertaken on an ‘open book’ basis with a Guaranteed Maximum Price (GMP) structure. Due to funding issues it was necessary to re-structure the Works phasing. We were therefore heavily involved in value engineering the scheme in order to maximise the scope of work delivered to the local community.
