Project Overview

William Birch has been the long-term landowner and strategic developer of an extensive site at Elvington in York, with a progressive vision to support regional economic growth through high-quality industrial infrastructure. The most recent phase of development has focused on delivering modern light industrial units.

Scope of Works

This first phase of development has delivered 6 new units, each one constructed using robust portal steel frames on reinforced concrete foundations, with composite panel roofs and side cladding offering durability and thermal efficiency. Internally, the units are finished to a high standard, incorporating ground-floor office space with suspended ceilings, kitchenettes, WCs—including accessible facilities—and high-bay LED lighting throughout the main working area.

The site benefits from a newly constructed access road, as well as comprehensive drainage and service infrastructure, delivered in advance of the initial three units to enable seamless occupancy and operation.

Visually, the units feature an attractive partially glazed frontage, contributing to a modern commercial aesthetic. Each unit includes a concrete floor slab and generous open-plan works/storage area, complemented by an electrically operated sectional loading door for efficient logistics. An advanced alarm system ensures robust security provision.

With an average gross internal floor area of approximately 277.02 sq m (2,981 sq ft), the units are designed with flexibility in mind, including structural height allowances to support future mezzanine installation if desired by occupants.
