Project Overview

Following a significant fire that destroyed the existing storage facility, William Birch was appointed to demolish the damaged structure and deliver a complete replacement industrial unit on the same footprint.

Scope of Works

The works involved the careful demolition and clearance of the fire-damaged building, followed by the construction of a new portal steel frame unit. The replacement building was finished with modern external cladding and a high-performance composite roof system, providing improved durability, thermal efficiency and long-term resilience.

Internally, the new facility was designed to provide more than just storage. The layout incorporates a dedicated office area, kitchen facilities, storage space and ablutions, creating a practical and comfortable working environment for day-to-day operations.

Challenges & Our Approach

Restricted Site Footprint

The site presented logistical challenges due to its constrained footprint. With limited space for storage, deliveries and maneuvering plant, careful planning was essential to maintain programme and ensure safe working practices.

To address the restricted footprint, our team implemented a tightly coordinated construction programme with just-in-time deliveries to minimise on-site storage requirements. Sequencing of trades was carefully managed to avoid congestion and maintain safe access routes at all times.

Regular communication with suppliers ensured materials arrived exactly when needed, reducing downtime and maintaining efficiency. The new portal steel frame system was selected for its speed of erection and structural efficiency, helping to shorten the construction period and return the facility to operational use as quickly as possible.

Outcome

The completed unit provides a modern, fit-for-purpose industrial facility that significantly improves upon the original building in terms of performance, safety and internal functionality.

Delivered within a constrained site environment, the project demonstrates William Birch’s ability to manage complex logistics while maintaining high standards of quality, safety and workmanship.
